Experienced bilingual (English/Spanish) Resident Manager team wanted for 56 unit property located in Glendale. $18 per hour plus rental discount. 30-35 hours per week. Weekend showings of vacancies. Person to person skills required.

Duties and Responsibilities:
● Assist and follow-up with tenant rents, late fees, outstanding balances and invoice collections
● Keep the property in a clean, orderly and safe condition including, but not limited to: laundry room, parking lots, trash areas, decks, stairs, elevators, signs, planters, vacant units, etc.
● Perform general maintenance such as light build replacement and keeping drains clear of debris
● Daily property inspections including vacant units to done once a week
● Create or call in work orders from property inspections
● Report abandoned bulky items to the main office, notify Glendale bulky item to pick up dumped items, if the item is left on property and is too large or heavy for you to move to the curb for pick up, create a work order
● Create and distribute signs with your contact information and answer calls, emails from prospective tenants to show and rent vacant units
● Communicate with the management office when vacant unit advertisements have been placed online
● Receive 30-day notices and forward them to the management office
● Complete pre-move out inspection with tenant and turnover inspections prior to showing vacant units
● Perform inventory checks, take photos of condition of unit and maintain records on property management software
● Track the renovation progress in vacant units and follow-up with the maintenance supervisor or your supervisor on any hold ups
● Enforces building rules and annually completes unit inspections for adherence
● Secure building and unit keys in a locked key safe
● Log accurate tenant contact information and field all questions
● Hold regular office hours posted in the building and regular times to show vacant units
● Maintain a pest control schedule, coordinate with pest control and tenants to get units treated regularly and/or as requested, and accompany pest control while they treat units
● Notify supervisor of any emergency/serious incidents that happen on the property and fill out an incident report along with having witnesses fill out a report to submit to the management office
● Manage after hour emergencies in apartment facilities and notify the management office and/or call emergency services such as 911 as needed
● Attend scheduled safety and check-in meetings during the work week
● Complete trainings as assigned
● Perform other duties as assigned
Minimum Qualifications:
● Excellent communication skills due to significant amount of interactions with tenants and employees
● Excellent reading and writing abilities when posting advertisements and completing checklists
● May be required to work nights, weekends, and/or holidays JPAI-JD-APT-APT-LEASING AGENT-REV-2022-10 Physical Requirements:
●Ability to carry, push, move and lift large, bulky and/or heavy objects up to 10 pounds
● Ability to perform tasks that may require walking, climbing stairs, prolonged standing, repetitive bending, and other physical activities
